FEE NOTE: A broker fee is charged when you rent an apartment. Usually it is the same as the rent, but in some cases the landlord will pay all or some of it. Each case is up to the landlord. Discuss this with your agent. Some landlords request credit and background checks at additional cost ($25-35) to applicant. Ask agent if there will be a cost.

The NJ security deposit legal maximum is one and one half months rent equivalent, and is usually not less than one month rent equivalent. Rent, deposit and broker fee must all be paid before move-in. Cost to move in is usually between 2.5 and 3.5 times the monthly rent.

(Bring photo ID and Proof of Ability to pay rent when applying. Most landlords need deposit and first rent in cash, money order or cashier's check. Same for any Broker Fee.) For any buildings or landlords that charge an application fee, that fee is usually not returned.
